Description
Construction of a new single-family waterfront residence located in Apollo Beach, Florida, totaling approximately 5,188 square feet under roof. The structure is to be built utilizing Type III?B (Ordinary) construction, consisting of reinforced concrete masonry unit (CMU) exterior load-bearing walls and interior wood stud framing. The residence will be constructed on a slab-on-grade foundation system designed in accordance with site-specific soil conditions and current Florida Building Code (FBC) requirements. The home includes multiple living areas, bedrooms, bathrooms, kitchen, and associated accessory spaces, designed as a residential dwelling. Structural components include wood floor and roof framing systems, engineered wood roof trusses, and a pitched roof assembly with code-compliant roofing materials rated for local wind resistance. All construction shall comply with the most current edition of the Florida Building Code (FBC), including wind load requirements, flood zone regulations, and energy efficiency standards applicable to coastal waterfront construction. The structure will incorporate hurricane-resistant design elements, including impact-rated windows and doors, proper anchorage, and load path continuity. Scope of work includes complete installation of electrical, plumbing, mechanical (HVAC), and utility systems, as well as site-related improvements including grading, drainage, driveway construction, and utility connections. All work will be performed in accordance with approved engineered plans, zoning requirements, and applicable local, state, and federal regulations.
