Nothing on this site is scraped from a site that forbids it, bought from a broker, or modelled. Where a dataset does not exist, we say so and show the records request we filed for it.

A source that fails renders as stale with the date of its last good fetch. It never silently disappears, and the figures it produced stay on the page carrying that date.

Sources that do not exist

Permit contractor, either jurisdiction
No permit layer in either jurisdiction names the contractor. Valuation, by contrast, IS published for unincorporated county permits and is not by the City of Tampa — so the same parcel can show a figure on one row and nothing on the next. We say which.
City of Tampa code enforcement
Hillsborough County publishes its active cases, condemnations and liens, and we hold them. The City of Tampa publishes nothing — its lien search is the only interface — so a case inside the city limits will not appear.
Closed code enforcement cases
The county's layers carry active matters only, and no violation text or opened date. A case resolved years ago leaves no trace we can see, so “no case on file” means no open case.
Foreclosure auction calendar
RealAuction refuses automated requests, and the Clerk’s open civil bulk file carries no address — only case numbers and party names. Publishing that would mean a searchable weekly list of named people being foreclosed on. We build the series from recorded lis pendens instead.
Sheriff’s calls for service
Tampa PD publishes calls for the city. HCSO publishes none, so a parcel in the Sheriff’s jurisdiction has no “around here” feed at all.

What we will not do

No search by a person

The site is addressed by property. An owner name appears because it is on the deed; you cannot search for it.

No mugshots, no arrests

No booking photographs and no individual arrest records, anywhere, at any time.

Calls by block only

Police calls are aggregated to the street segment and never shown against a home.

Exempt addresses suppressed

Fla. Stat. § 119.071(4)(d) parcels are hidden in the database itself, within 48 hours, no questions asked.

A model never originates a fact

A language model may extract an address from agenda prose. Every figure, date and name traces to a source row.

Sunshine File

Built in Tampa from Florida public records under Chapter 119 and Art. I § 24. No mugshots. No search by a person’s name. No arrest records tied to individuals. Police calls are shown by block, never against a home.
