Sunshine File republishes records held by counties, cities and state agencies. The agency's own record governs. Data here can be out of date, incomplete, or wrong because the source was wrong, and every page shows when its source was last refreshed so you can judge that for yourself. Before you rely on anything here for a transaction, verify it with the agency that holds it.

Not advice

Nothing here is legal, tax, real estate, lending or investment advice, and no professional relationship is created by reading it. A lis pendens on a dossier is a recorded document, not an opinion about a foreclosure. A code case is an allegation recorded by an agency, not a finding of fact by us.

No warranty, no liability

The site is provided as is, without warranty of any kind. To the fullest extent permitted by law, no liability is accepted for any loss arising from reliance on anything published here.

Acceptable use

Do not use this site to harass, stalk, intimidate or profile any individual. Do not use it to make decisions about credit, insurance, employment, housing or tenant screening — it is not a consumer reporting agency, the data is not assembled or verified to that standard, and using it that way may violate federal law. Do not scrape it in bulk; an API is coming and the underlying records are free from the agencies.

Records and reuse

The underlying public records are not ours and we claim nothing in them. The compilation, the joins, the wording and the design are. Quoting a figure with attribution and a link is welcome. Bulk copying of the assembled database is not.
