Commercial Building Alterations (Renovations)

This project consists of the interior renovation of approximately 11,000 square feet of existing office and clinical exam space located on the third floor of the AdventHealth Medical Arts Center (MAC) building at 13601 Bruce B. Downs Blvd., Tampa, Florida. The scope includes selective interior demolition and construction of new partitions, finishes, and casework to support updated general surgery clinic functions, including exam rooms, support spaces, and associated corridor improvements. Work includes installation of new metal stud framing, gypsum board partitions, acoustical ceilings, flooring systems (LVT, sheet vinyl), painting, millwork, doors and hardware, and specialty accessories. The project also includes modifications and upgrades to mechanical, electrical, plumbing, fire alarm, and low-voltage systems, including new ductwork, VAV boxes, exhaust systems, lighting, wiring, plumbing fixtures, and structured cabling infrastructure. Construction will occur within an active healthcare facility and will be executed in multiple phases with Infection Control Risk Assessment (ICRA) containment measures, including temporary barriers, negative air systems, and coordination with hospital operations to maintain life safety and minimize disruption to adjacent areas. No structural modifications are included as part of this scope.
