The existing shell space has a complete storefront and rear exit doors. It has a 400 AMP service with an empty conduit to the space. There are (2) rooftop curbs in place for the new HVC units. 1HR Rated Demising walls are existing and a dirt floor is existing. A new concrete slab, interior walls and finishes will be installed. New lighting outlets and switches will be wired to the the existing panel. New plumbing fixtures will be provided and piped to the existing LL provided stubs. New HVAC ductwork will be extended from the new rooftop HVAC units. The existing fire sprinkler will be modified as necessary.
