Description
Scope: This project involves remodeling the existing interior residential stairway to improve safety, uniformity, and code alignment with applicable portions of the Florida Building Code – Residential (FBC-R). The renovation includes modifications to tread depth, riser height, and installation of new finish materials, without altering the existing structural stringers, joists, or load-bearing elements. Work includes: installing new sub-risers to eliminate existing open gaps; reinforcing and leveling subtreads; extending tread depth from approximately 9 in. to 10 in.; adjusting riser heights to achieve uniformity within FBC limits; and installing new 5/8 in. solid red oak treads with 3/4 in. nosing along with new 1/2in. plywood risers. New 1/4 in. and 1/2 in. plywood skirtboards will be installed over the built-up stringer assembly for a clean finish. Additional scope includes installation of a continuous solid-oak handrail on the right side; installation of a left-side guard consisting of red oak and pine diagonal balusters spaced less than 4 in. clear, supported by new newel posts; and increasing the second-floor guard height to the required minimum of 36 in.. No mechanical, electrical, plumbing, or structural changes are included. Work is entirely interior and limited to the stairway assembly.
