Set up and build temporary support walls on both sides of the bathroom and dining room, will include 2 story temporary wall Remove (1) additional sheet of plywood subfloor by the bathroom window to access the truss that needs to be removed Cut and remove the existing 16” damaged girder truss in the bathroom Install new double 2x12 LVL beam where girder truss was removed, with proper brackets and hardware Install (4) sheets of ¾” plywood subfloor in the bathroom where currently removed Downstairs Dining room: Remove the drywall/crown molding around the opening (top and sides) Remove appx. 5ft x 5ft area of flooring at each side of the opening (due to flooring being continuous in multiple areas all floating floor to be removed downstairs) Saw cut slab on each side for new larger footing Create footing pad 30” x 30” per plans Cut out and remove the existing 2x6 beam with 2x4 plate Install new 6x8 post on each side of the opening with proper post bottom and hardware Install 4 ply 2x12 LVL beam tied into the new post/ floor truss with proper brackets and hardware Glue and screw new plywood sheathing on framing per plan Remove temporary support walls Install new drywall is currently removed in the following areas: downstairs bedroom, dining room opening, master bathroom (dry areas only), and front sitting room Repair ceiling drywall where temporary walls were installed Repair drywall ceiling and walls on the second story front room Texture new drywall (similar to existing) Paint new drywall/ paint second story walls and ceiling in main areas (not bedrooms or bathroom) Clean up and remove debris
