Description
Private Provider Inspections- The existing residential building on this property was severely damaged during Hurricane Helene flooding with a magnitude that warrants reconstruction in compliance with FEMA requirements. As a result, we are proposing to construct a storage / shop-type building that includes a 1,022 sf residential dwelling. Future plans to construct a larger primary residence on this lot will then transition the currently-proposed dwelling to an Accessory Dwelling (less than 25% of the future living space, less than 1,200 sf). The project will utilize connection to nearby Hillsborough County water and connection to existing Tampa Electric components. The project will also require a substantial increase in the septic system to accommodate both proposed buildings. That septic permit has already been granted by the DoH and will be included with the plan submittal. This plan set is nearly complete, but has not been fully completed. We are primarily interested in determining if the proposed building layouts and site plan will be permissible to Hillsborough County prior to incurring costs associated with MEP, Manual J, etc calculations. The front of the property is considered to face south, consistent with the existing building and consistent with Hillsborough County land-line descriptions. Setback requirements are laid out to comply with that lot configuration. The building area, living area associated with this application are descriptive of the currently-proposed building. However, we are requesting that the overall site plan review / approval considers the additional future plans for the larger Primary Residence. If that will not be permissible, construction of this currently-proposed building is not desired.
