Description
Hennon Group Architects is the Architect of Record with our Consulting Engineers to be the Engineers of Record for the Shell Demolition and Preparation as well as the Upfit of the New Space for the Future Tenant, (HomeGoods). The Construction Documents for all work are to be submitted to include all work, including the Upfit. The existing Tenant, BEALLS, of 79,974 sf, at 13120 US Highway 300, Suite 120, Riverview Florida, is, under a separate permit application, to create a new retail space (New Space/Space 110). This will be accomplished by: 1. Reducing the leased GLA of the existing space to create the "New Space" of 27,102 sf by the construction of a New Demising Wall to be a 1-hour separation assembly 2. Separating the existing sprinkler risers to a new "common area" space (Sprinkler Room of 184 sf) and extending a new sprinkler main to the new space for future tenant needs 3. Limited demolition of the existing interior upfit (BEALLS) of the New Space back to a "Shell Building State" to include but not be limited to removal of all existing electrical systems devices, components and related accessories, removal of existing Rooftop HVAC units and associated ductwork, devices and related accessories (including Gas Lines), with existing Sprinkler System to remain for future modifications and additions under the Scope of Work for the New Space 4. The address of the "New Space" is pending approval of the Construction Documents (By Others) for the GLA reduction. For purposes of this submission the New Space is designated "Space 110" The Landlord, in preparation for upfit per tenant criteria and layout at the New Space, is undertaking work to for limited exterior demolition to provide new exterior wall openings at the New Space, expand an existing front exterior architectural feature to be the New Entry for the New Space and new exterior finishes at all exposed exterior walls. This work will also include nominally 316' of new Sanitary Sewer Lateral connected to the existing Site Sanitary Sewer system, new Accessible Exterior Stoop and Ramp at the rear means of egress, relocation of three (3) existing palm trees and the associated landscape area, and a new domestic water entry with new meter and interior riser as well as a new Telephone Service Entry and new Electrical Service for the New Space (120/208v, 3ph, 600 amps).
